Experian is one of the largest credit bureaus and most of the credit reports and credit scores that you get to rely on information that they give you in their annual credit report. Basically, its an Experian statement about your recent rental history, which will come up if a different company uses their scoring system to check your record. However, generally these companies only pay for your report and scoring side by themselves, paying for this rental history would not be financially cost effective. This is where getting an Experian rental report could be very useful to you.

When you rent a house, apartment or condo, the rental company will usually ask for your Experian rental report in order to check the accuracy of your payment history. If they find some inaccurate data in your Experian file, they may decide to decline you for a future rental. Experian is the main source of rental credit file information for most of the major rental companies, so you may want to get an overview of your file with them.

Experian provides a facility called the Online Affiliate Program (OAP) to affiliates who would like to boost their exposure to customers. Through this program, you can request a free report from Experian once every year. However, as a member of the OAP, you have limited access to the files and do not have the rights to change the contents of any report you receive from them. Members of the OAP have to abide by the terms and conditions of Experian when using their service, and cannot use the information they find in their reports for advertising purposes. Members can use this report however, in order to improve their score, or when using their services for rental purposes.

Experian also produces a Fair Credit Report (FCR) that is used by financial institutions and credit card companies to determine a person's credit score. The FCR doesn't include personal information, but it does provide basic information such as number of credit accounts, date of last account transaction and type of account. This type of report doesn't impact your credit score in any way. In fact, it may even help you qualify for better rates at your next rental home. To get started, go to the Annual Credit Report link on the Experian website. Here, you'll find links to three different reports. Choose the right one for you: the Experian Real Estate Investor, Experian Commercial Credit and Experian Consumer Credit. Each report will give you different information, so make sure you're ordering the right one.

Once you've chosen the correct report, it's time to check your report. You can do this either by clicking on the “profile” link next to an individual rental company or in the drop down box above the “Credit History” section when you're viewing a particular property. Once you've clicked “profile”, you'll see a drop-down list next to “Rental History”. If you'd like to see your history in three categories (good, bad or ugly), click the plus sign next to the category that says “Rental History”. Then, you can see your good credit history, your rental payment history (which will show whether you paid rent on time every month) and your rental defaults or evictions.

Once you've done this, you can look over your report for anything that may be going against your credit history. Evictions and default listings are easy to spot. You'll also be able to see how many different people have applied to rent the same property (i.e. how many times the property has been rented out). By looking at the data that you've obtained, you'll be able to tell if you need to work on cleaning up your credit report or not.

This will have all of your financial data in it so that you can determine how good of shape your credit is in. It will allow you to see what kind of credit you have and what kind of rental companies to avoid. It's important to be aware of your score before you go out looking for a rental so that you know where you stand.
